Equal ownership rights
Costa Rica grants foreigners full, titled (fee simple) ownership — no citizenship or residency required. You can own in your name or through a corporation.
The one exception: Maritime Zone
The first 200 meters from the high-tide line is the Zona Marítimo Terrestre (concession land), which has special rules. Most inland and titled beachfront property is unaffected — always confirm title type.
